Profitability Analysis

Converting a home into a short- or mid-term rental, or weighing a purchase as an investment property? Our remote analysis combines sophisticated research tools and aggregated data with our industry experience to deliver a detailed report — projected occupancy rate, average daily rate, projected revenue and cash flow by month, up to 10 comparable rentals, return metrics, and much more.

02On-site or remote

Initial Consultation

We spend up to three hours on-site with you (or over FaceTime/Zoom) talking through ideas, potential issues, resolutions, expectations, and realities. Within 24 hours we send a suggestion list to ready the property for a successful listing, plus access to our shopping lists for AirBnB essentials, upgrades, and luxury items, and links to listing enhancements and major amenities.

Effortless Setup

We implement everything from the Initial Consultation — property and license/permit audits and applications, interior design, repairs and upgrades, photography, initial supplies stocking, listing creation and optimization, automations, landscaping, amenities, and more. After the consultation, we submit a full budget proposal with line items for every cost.

04Smart home

Tech Integrations + Automations

A comprehensive smart-home service — remote control of shades, lights, and guest A/V; one-time smart-lock codes; remote noise monitoring; occupancy-based climate control; AI guest messaging; captured guest data for direct-booking marketing; even monitored, income-producing EV charging. We give hosts a competitive edge in a fast-evolving market.

05Ongoing

Co-Host Collaboration

We completely manage the rental: guest communications, automated cleanings, dynamic pricing, supply notifications, maintenance, and emergencies. Hard costs under $500 we cover and submit for reimbursement; over $500 we involve you before proceeding. We can serve as your local permit/license contact, and we review the home on-site monthly.
